TWIN PEAKS CONSTRUCTION, LLC specializes in single-family housing construction, renovations, and general contracting. Any estimate, proposal, or architectural blueprint evaluation provided is based on the information available at the time and the initial scope of work. Final pricing may be adjusted if unforeseen site conditions (e.g., hidden structural decay, foundational soil issues, or hazardous materials) are discovered during demolition or site preparation, or if raw material pricing fluctuates materially. A formally signed residential project contract constitutes the binding agreement for any physical work.
Payment schedules, material procurement deposits, and construction milestones (e.g., site clearing, foundation pouring, framing completion, drywall installation, and final walkthrough) will be explicitly defined in your specific project contract. All invoices are due according to the terms stated therein. Late payments may result in a pause of site work until the account is brought current and may be subject to interest or late fees as permitted by law.
When engaging our single-family housing construction services, you agree to: secure any necessary approvals from homeowners associations (HOAs), historic districts, or municipal zoning boards prior to the start of work; provide reasonable, unencumbered site access and a safe working environment for our crews and heavy equipment (e.g., excavators, dump trucks, or material delivery vehicles); and ensure personal property, pets, and unauthorized individuals are secured away from active construction zones.
We stand behind our residential construction craftsmanship and provide a workmanship warranty as specified in your individual project contract. Manufacturer warranties for building materials, roofing shingles, plumbing fixtures, custom cabinetry, and HVAC equipment are passed directly through to you and are governed by the respective manufacturers. Warranties do not cover damage resulting from acts of nature, unauthorized structural modifications, or homeowner neglect.
In the residential construction industry, project scopes frequently evolve. Any changes to the original design, material substitutions (e.g., upgrading flooring types or altering countertop materials), or layout adjustments requested after the contract is signed must be documented through a written Change Order. TWIN PEAKS CONSTRUCTION, LLC remains your primary point of contact and strictly oversees all subcontractor work to ensure compliance with our internal building standards and local building codes.
